The new Top Parks Patras retail park was developed on the historic site of the former AVEX factory on Akti Dymaion. It is a project that marks the reintegration of an abandoned industrial property into the contemporary urban fabric of Patras.

TenTec undertook the full construction on behalf of Trade Estates of the Fourlis Group, delivering a project of high aesthetic quality and energy performance. With an area of 20,800 sq.m., the park hosts leading brands, enhancing the commercial profile of the city.

The project was designed as an open air retail park with a central outdoor arcade that allows natural circulation and daylight to flow through the spaces. The architectural composition prioritizes functionality and movement, highlighting the relationship between commercial activity and public space.

The Retail Park now stands as an example of sustainable commercial development with a strong local identity and a contemporary urban design approach.

History of the former AVEX site brought back to life through the project

The former AVEX property showed significant deterioration, outdated infrastructure, and complex urban planning constraints. The challenge involved constructing buildings on a site with multiple geotechnical constraints, the organization of a new circulation network, and the integration of the project into an area with a historic industrial character.

The TenTec team had to manage technical obstacles, mixed uses, and multi level approvals while adhering to strict timelines and safety requirements. The project demanded coordination among numerous specialties and the simultaneous progression of multiple construction phases.

TenTec delivered the project through a holistic design and construction approach, applying a fast track methodology. Two main buildings were developed on either side of Akti Dymaion, connected by an open air arcade and a 25 meter steel bridge providing access to the rooftop.

The architectural design promotes sustainability, natural flow, and functionality. Top Parks Patras now stands as a reference point for urban regeneration and commercial activity in Western Greece.
